Due to the popularity of our units and our great rates, we suggest that you book early. Most bookings are 10 months in advance.
To guarantee your stay in one of our units you need to make your reservations directly with us. We do have a Manager that will look after your booking and look after you on arrival. She will arrange payments and collect the Sales tax.

Many of our guests have booked all 3 suites so that they are close to family or friends. But our condo does not allow group parties and you must follow the condo rules, so that everyone has a quiet and enjoyable holiday.

ALL RENTAL CHARGES AND BOOKINGS MUST BE SATURDAY TO SATURDAY IN AFTER 3:00 pm AND OUT BY 10:30 am 

You may wish to book only part of a week, but the charge would be for the full week.

• No pets or dogs are allowed for renters of the property period..
• No Smoking or Vaping, on the property or in our unit.
• You will be given travel Instructions, Rules, a few  Dos and Don't, and a list of the great Restaurants once you have booked.
• 80% of our guests book for the next year. 3 have come for 12 years in a row now, so it feels like their home away from home.
• We will personally speak with each renter to answer any questions. This is our home so we want folks that understand and care and will look after our condo.
  
  

NOTE: Sorry but Feb and March are completely booked until 2025 by the same folks who stayed in 2022, for all 3 condos. Part of January and April may be available.

• A departure fee of $175.00 will be charged for cleaning and room preparation services.
• The Condo has been deep cleaned with COVID in mind.
  

Your Only other cost is a Florida state tax of 13%.

• We Only accept Saturday to Saturday rentals.
  

• Our Condo building only allows a maximum of 4 adults and 2 small children in each unit.

• No pets or dogs are allowed on the property period..

• No Smoking or Vaping, on the property or in our unit.
  

• Any person found smoking will be asked to leave and there will be a $500 automatic charge for Condo Cleaning and Fumigation as we have strong Allergies

• A $500.00 reservation deposit (per week) will be required within five days of booking to confirm a reservation with full payment due at least 30 days prior to beginning of your stay.

• A departure fee of $175.00 will be charged for cleaning and room preparation services. It takes time between Saturday change overs, so please be patient. We are aware and very careful of COVID 19, and do our best to deep clean everything in the condo prior to your arrival. 

• A state and county tax of 13% will be added to the rental fee.

• Notice of Cancellation must be received a minimum of 60 days prior to scheduled arrival date to obtain a refund less a $100 (per week) service fee.  The entire deposit is non-refundable for cancellations within 60 days of scheduled arrival. The final payment is non-refundable if the cancellation is within 30 days of the scheduled arrival. Most of our renters come every year.

• Trip insurance is available from your travel agent.

• To ensure the comfort of other guests, our ENTIRE BUILDING and property, has been designated as non- smoking.  Due to major allergies this is not ever allowed. No pets of any kind are allowed.

• Please be respectful of other guests, especially in the pool area. Do not let your children run the halls or be in the pool or elevator on their own.

• I am sorry, but You will be required to leave the building if you or a guest do not follow our condo rules. We want everyone in our 17 unit building to have a great holiday.
